General Information

Some 579 square metres of land was annexed to the original property in 2002, increasing the area of the block to 1,359 square metres. This large allotment is potentially sub-dividable, although this would require verification with Great Lakes Council.

Residual adjoining property at 95 Eastslope Way was sold for $165 per square metre in April 2003. Recent off-waterfront land sales in the North Arm Cove village precinct that settled in February/March 2004 fetched prices of $353, $237 and $236 per square metre respectively.

The original cottage was constructed sometime after 1960 and extensive additions/remodelling were effected in 1996, giving an approximate split-level floor area of 250 square metres; including a very large double garage, but excluding verandahs and outdoor coverable areas. The present owners have also made significant investment in grounds improvements.

Building costs in the relatively remote North Arm Cove village are quite high considering freight costs and travel expenses for tradesmen; thus enhancing the value of existing properties.
